TOWN OF LADYSMITH NOTICE OF A PUBLIC HEARING

Zoning Bylaw Amendment

Bylaw No. 2124

Pursuant to Section 466 of the Local GovernmentAct,we advise you that a Public Hearing has been scheduled to consider amendments to the Zoning Bylaw. Anyone who considers their interest in property to be affected by the proposed Bylaw will be given reasonable opportunity to be heard.

Subject Property

Bylaw No. 2124 will apply to 11 Warren Street (Lot 7, Block 5, District Lot 24, Oyster District, Plan 703A) and 17 Warren Street (Lot 8, Block 5, District Lot 24, Oyster District, Plan703A) in the Town of Ladysmith.

What is the Proposal About?

If approved, Bylaw No. 2124 will amend Town of Ladysmith Zoning Bylaw 2014, No. 1860 by rezoning the subject properties from Live/Work Residential (R-2-LW) to Medium Density Residential (R-3) with site specific setbacks to facilitate a proposed four-plex on each property. The proposed R-3 zoning with site specific setbacks would allow:

  • Up to four dwelling units on each parcel.
  • Multiple-unit dwellings (includes apartments).
  • Townhouse dwellings (includes four-plexes).
  • A maximumfloor space ratio of 2.0.
  • A maximumparcel coverage of 50%-60%.
  • A maximumprincipal building height of 12.0m.
  • Reduced principal building setbacks of 3.0mfrom a front and rear parcel line, and 1.5m from any side parcel lines.
  • A reduced accessory building front setback of 3.0m.

A copy of the proposed Bylaw and related information may be viewed at the Town of Ladysmith City Hall located at 410 Esplanade or the Development Services Office located at 132C Roberts Street, Ladysmith, BC, until May 2, 2023. Office hours are Monday to Friday 8:30am to 4:00pm, excluding statutory holidays. The Proposed Bylaw is also available at www.ladysmith.ca/publichearings.

How do I Attend the Meeting?

Anyone may attend the meeting. The meeting will be held on May 2, 2023 at the Ladysmith Seniors Centre, 630 2nd Avenue, Ladysmith, beginning at 6:00pm.

How Do I Make a Written Submission?

If you are unable to attend the Public Hearing, written submissions can also be provided. If received by Noon, May 2, 2023, written submissions will be included in the Public Hearing agenda. Written submissions should be sent to Town of Ladysmith, PO Box 220, Ladysmith, BC V9G 1A2 or by Email to info@ladysmith.ca. Written submissions can be accepted at the Public Hearing up to the close of the Public Hearing. Please be advised that the content of submissions will bemade public and forma part of the public record for this hearing.
